Details: Park Homes RAD is a rehabilitation project currently underway consisting of 100 units. The former public housing site was converted to a Low Income Housing Tax Credit (LIHTC) project and Rental Assistance Demonstration (RAD) in 2019. This project is on track to be finished by April 2021. Park Homes is located in the North Rome area. They are convenient to Main Elementary, a grocery store, shopping, and restaurants. The bus line is available with a bus stop in the neighborhood. Unit sizes vary from one to four bedrooms. Amenities include refrigerator/freezer, electric range with vent hood, dishwasher, microwave, tile floors, granite counters, and new cabinetry. Site amenities will include a Resident Activities Center and playground. The Property Manager's office located at 201 Reservoir St., Rome, GA. Property is conveniently located in the center of town, next to Rome's Civic Center and Office of Tourism, and across the way from shopping centers, restaurants, and a thriving downtown area. Public transportation stop is located at the site. The Park Homes community is located in Rome, Georgia at 201 Reservoir Street. The property offers 100 units, consisting of 4 one-bedroom, 44 two-bedroom, 44 three-bedroom, and 8 four-bedroom units. The 6.50 acre property was developed with a combination of Low-Income Housing Tax Credits (LIHTC) and HUD Rental Assistance Demonstration (RAD) conversion of public housing units, and targets lower-income family households earning up to 60% of Area Median Household Income (AMHI). Property is conveniently located in the center of town, next to Rome's Civic Center and Office of Tourism, and across the way from shopping centers (across the street from Aldi), restaurants, schools, parks, and a thriving downtown area. Atrium Floyd Hospital is just one mile away. Public transportation stop is located at the site. Amenities include onsite management and leasing office, 24-hour on-call maintenance, picnic pavilion with grills, community garden, and playground. Interior finishes include tile flooring, granite countertops, and Energy-Star appliances. Park Homes Apartments was originally built in 1952 and was one of NWGHA's largest multifamily public housing sites at the time. In 2018, NWGHA partnered with Rea Ventures Group to revitalize the site to offer modernized units for individuals and families. This project was NWGHA's third RAD conversion in its portfolio, and in conjunction with 4% LIHTCs, the rehabilitation process was completed in 2021.
