Details: Charles Hight Highrise 1 RAD is a rehabilitation project consisting of 100 units. The former public housing site was converted to a LIHTC project and RAD in 2019. Only individuals 62 and older are eligible to rent. This development will include a State Licensed Personal Care Home so that the elderly can age in place and receive the individualized care and support they need. Units feature granite counters, tile floors, new wood cabinetry, refrigerator/freezer, electric range with vent hood, and microwave. The property is reserved for individuals 62 and older and is very conveniently located to shopping (adjacent to Publix) and across the way from Atrium Floyd Hospital. Nearby are pharmacies, shopping centers, and NWGHA's Administration Offices.The Charles Hight Highrise 1 community is located in Rome, Georgia at 906 N. 5th Avenue. The property offers 100 units for individuals 62 and older, consisting of 18 efficiency, 72 one-bedroom, 10 two-bedroom units within one 6-level Highrise building. The property was developed with a combination of Low-Income Housing Tax Credits (LIHTC) and HUD Rental Assistance Demonstration (RAD) conversion of public housing units, and targets lower-income family households earning up to 60% of Area Median Household Income (AMHI). This location is very conveniently located to shopping (adjacent to Publix) and across the way from Atrium Floyd Hospital. Nearby are pharmacies, other medical centers, shopping centers, and NWGHA's Administration Offices. A public transportation stop is located at the site. Charles Hight Highrise 1's location makes it a great choice for those seeking easy access to local conveniences. With a focus on quality living and community engagement, Highrise 1 provides a welcoming environment for its tenants. Amenities include onsite management and leasing office, 24-hour on-call maintenance, laundry facilities, spacious community room and resident activity center, equipped commercial kitchen, and elevators. Charles Hight Highrise 1 was originally built in 1967 and was part of a larger public housing development consisting of three Highrise buildings. In 2018, NWGHA partnered with Rea Ventures Group to revitalize the Highrise 1 building to offer modern, comfortable, apartment living for elderly individuals ages 62 and older. This project was NWGHA's second RAD conversion in its portfolio, and in conjunction with 4% LIHTCs, the rehabilitation process was completed in 2021.
