Renovations at Ashland Park are underway. It will consist of four phases- two buildings at a time- and will last no longer than 18 months. Unit mix consists of 1, 2, and 3 bedrooms. Apartment features include dishwashers, garbage disposals, ceiling fans, walk-in closets, patios or balconies, and frost-free refrigerators with ice makers. Site amenities include a playground, clubhouse, pool with sun deck, grilling areas, on-site laundry facilities, fitness center, and 24-hour video monitoring. The Property Manager's office is located on-site at 10 Ashland Park Blvd. NE, Rome, GA. Property offers ADA accessible units and audio/visual accessible units. Property is located on 16 acres of spacious land, offering privacy in a thriving Rome community. Apartments offer tile flooring, granite countertops, and Energy-Star appliances. Amenities include a swimming pool, playground, and community center. The Ashland Park Apartments community is located in Rome, Georgia at 10 Ashland Park Boulevard. The property offers 184 units for modern, comfortable living for individuals and families, consisting of 24 one-bedroom, 88 two-bedroom, 72 three-bedroom units on 16 acres. The property was developed with a combination of Low-Income Housing Tax Credits (LIHTC) and targets lower-income family households earning up to 60% of Area Median Household Income (AMHI). This location is very conveniently located to schools, shopping, and medical facilities. The local city middle and high schools are just over a mile away from the property, making this a convenient location for families to call home. Public transportation stop is located on site. Amenities include onsite management and leasing office, 24-hour on-call maintenance, laundry facilities, spacious community room and resident activity center, community swimming pool, well-maintained landscaping, and ample greenspace. Interior finishes include spacious bedrooms, private patios and balconies, tile flooring, granite countertops, and Energy-Star appliances. The property also offers the option of additional storage garages for an additional monthly fee. Ashland Park was originally constructed in 2002 by a private real estate developer. In 2015, this developer approached NWGHA to take over the management role of the property, knowing of NWGHA's ability to manage low-income housing in the Rome community. NWGHA enhanced the property's operations, increasing occupancy and cash flow. Taking over management of the property was pivotal in NWGHA's entrepreneurial directions as it provided NWGHA another avenue by becoming approved by Georgia Department of Community Affairs to manage LIHTC properties in Georgia. In 2019, NWGHA partnered with another developer, Paces Foundation, to resyndicate the 4% LIHTCs that the property was originally built with, purchasing the property from the original developer, and renovations were completed in 2021. In 2023, NWGHA became the sole general partner of the property.
