Details: The Sitka offers affordable, well-maintained apartments in a vibrant, walkable neighborhood in Portland’s Pearl District. The Sitka is located along two Portland Streetcar lines and adjacent to two city parks. APARTMENT FEATURES - Accessibility - There are 10 one-bedroom apartments (the 1B plan) that include extra accessibility features. Balconies - Several upper floors apartments have balconies - the SD, 1C, and 2D-W plans include them Light and ventilation. High-efficiency casement windows have a coating that reduces the amount of heat gain from the summer sun. Windows open to face the prevailing summer winds and catch cool evening breezes. Windows open all the way to the ceiling to help with summer ventilation. 3-speed ceiling fans are located in every living room and bedroom. Bathroom exhaust fans are mounted on the roof so they can operate continuously and quietly Heating. Most apartments have fan-forced electric heat in the living areas, electric baseboard heat in the bedrooms, and radiant heat in the bathrooms. The apartments on the ground floor of the west building (plans 2E through 2L) have central forced-air heating and air conditioning. Appliances - Self-cleaning oven with electronic controls. Energy-Star self-defrosting refrigerator. Garbage disposal. Energy-Star dishwashers in 1 BR and 2 BR apartments. Built-in microwave oven with 2-speed recirculating fan. All ground floor apartments have stacked washer/dryer in the unit. Energy Efficiency - Long-lasting, warm-white, energy-efficient compact fluorescent lamps or LEDs in all light fixtures. Extra insulation and caulking in exterior walls. Electronic thermostats provide accurate settings and control for increased efficiency. Water Efficiency - Shower head has strong adjustable spray, but uses only 1.5 gallons of water per minute. Toilet uses only 1.6 gallons of water per flush. Each apartment has it’s own meter for cold and hot water so that tenants only pay for what they actually use. BUILDING FEATURES - The Sitka consists of two separate 6-story buildings on a full city block with a quiet, landscaped courtyard between them. Community Spaces: Community Rooms - Each building has a furnished lounge on the ground floor that looks out onto the courtyard. Enjoy it with a group of friends or just sit by the gas fireplace with a good book. Laundry Rooms - There is a laundry room on each of the upper 5 floors in both buildings.
