Details: The Pines at Garden City Apartments was acquired by Chisom Housing Group in 2012 and provides housing for 94 residents in Garden City, Georgia. A historically mismanaged property with a long history of crime and safety issues, The Pines was at risk of a court action and subsequent loss of affordable housing to the resident families at the time Chisom stepped in. Following the acquisition, Chisom completed a significant renovation on the community with a focus on site safety. Exterior lighting, fencing and police-connected cameras with license plate recognition were installed while resident windows and doors/locks were replaced. In addition, significant funds were invested in renovating the units and the common areas of the site. Chisom has worked closely with various local social service groups as well as the Garden City Police to reduce crime and improve the quality of the tenant experience. Chisom operates an on-site food pantry and has a growing relationship with America’s Second Harvest of Coastal Georgia, among other outreach efforts. The site has excellent REAC scores, stable operations and a fully funded replacement reserve account. Amenities include a furnished community room, on-site parking and laundry facilities.
